What we see in the units here
Since the Cartier, De la Concorde and Montmorency metro stations opened in 2007, condo towers have multiplied around them. In those units, the ductless mini-split is usually the only cooling, and it runs all summer behind closed windows.
In the duplexes and older bungalows of Chomedey, Laval-des-Rapides or Duvernay, heating is often electric baseboards, and a wall-mounted heat pump was added in the living room. A unit that heats in the shoulder seasons and cools all summer needs a yearly deep cleaning: coil, blower wheel, drain pan and line, plus anti-mould treatment.
If you also have an air exchanger (common in newer Laval homes and condos), clean them together: an HRV with one mini-split is a $450 package, $100 discount included, and the dryer vent is free.

Protect and open
Wall and floor protected. We remove the front panel and filters of the indoor unit to reach the components.
Wash the indoor unit
Deep cleaning of the evaporator coil and fins, the drain pan and the drain line so water flows freely.
Blower wheel and anti-mould
The blower wheel is cleaned, then a specialized anti-mould and anti-bacterial product is applied.
Outdoor unit and check
The outdoor unit is cleaned, the unit is reassembled and we check that everything runs properly before we leave.

Mini-split cleaning: questions from Laval
01Our condo tower requires contractors to register. Can you do that?
Yes: let building management know the date and give them our name and phone number. The work is done inside your unit, plus the outdoor unit if it is accessible from your balcony.
02Our mini-split smells musty when it starts. Is cleaning enough?
In most cases, yes: the smell comes from mould and build-up on the coil, the blower wheel or in the drain pan. The deep wash and anti-mould treatment go after the source.
03How long will it take for two units?
About 45 minutes to 1 hour per unit, so allow roughly 2 hours.
04How often should a mini-split be cleaned?
Once a year by a professional, ideally in spring before the hot season. Rinse the filters yourself about once a month while you use the unit.
05How much does mini-split cleaning cost?
$200 for the first unit and $150 for each additional unit, before tax: $350 for two, $500 for three.
