What we see in the units here

In a Montreal plex, the ductless mini-split is often the only air conditioning, and more and more often the main heat source in the shoulder seasons. It runs from May to September in dense neighbourhoods that hold the heat, then again in fall and spring. Twice the hours of a cottage A/C, twice the dust and moisture on the coil.

Outdoor units here end up in tricky places: on a balcony, on a back shed roof, on brackets above a lane, sometimes on the roof of a triplex. Cleaning the outdoor unit is included in our price, so tell us where yours is when you book and we plan the access.

In condo towers, the indoor head is usually in the living room, sometimes a second one in the bedroom. We protect the wall and floor, remove the front panel and filters, wash the coil, blower wheel, drain pan and line, apply an anti-mould treatment and check the unit before we leave.

Protect and open

Wall and floor protected. We remove the front panel and filters of the indoor unit to reach the components.

Wash the indoor unit

Deep cleaning of the evaporator coil and fins, the drain pan and the drain line so water flows freely.

Blower wheel and anti-mould

The blower wheel is cleaned, then a specialized anti-mould and anti-bacterial product is applied.

Outdoor unit and check

The outdoor unit is cleaned, the unit is reassembled and we check that everything runs properly before we leave.

01How much for the three units in our duplex?

$500 before tax for three units at the same visit ($200 + $150 + $150), outdoor units included. Add the dryer vent: it is free from two units.

02Our outdoor unit is on the roof. Is that a problem?

Tell us when you book. If it can be reached safely, it is cleaned like any other. If not, we tell you before starting.

03Our mini-split drips on the wall in July. Is it dirty?

Most of the time, yes: a clogged drain pan or line. Cleaning both is part of the service.

04How often should a mini-split be cleaned?

Once a year by a professional, ideally in spring before the hot season. Rinse the filters yourself about once a month while you use the unit.

05How much does mini-split cleaning cost?

$200 for the first unit and $150 for each additional unit, before tax: $350 for two, $500 for three.
